Keller Williams is registered with HUD to assist buyers and investors in acquiring a HUD house from the government.   People typically think that a HUD house may need a lot of work.  That is not necessarily true.  The condition of a HUD home varies greatly.  While all HUD homes are sold as-is, some homes may need nothing more than a coat of paint and a good carpet cleaning.  

So what is a HUD home?  Think of a HUD home as post-foreclosure.  A home that is in foreclosure may be acquired from the owner, from the owner with bank approval, or from the bank, depending upon the stage of foreclosure.  Most homes are acquired in one of these stages.  However, once a home is acquired by HUD, the process changes.  Brokers must be registered with HUD and interested parties compete via a closed bid process.  You may tour a property prior to placing a bid, but there is no negotiation or counter-offer cycle as with standard real estate contracts.   The opportunity exists to get a home for much less than it's appraised value and usually way below anything else in the surrounding neighborhood.  The conditions of homes range from those with minor cosmetic blemishes to those with environmental hazards, so some may need a lot of work while others are ready to be moved into.  The inventory changes daily as homes are sold, with new listings being added weekly. 

As-Is means that the home is purchased in the state it is in.   No warranties or representations are made by HUD.   Same applies to Keller Williams.  Propsective buyers should take all steps to be an informed and educated buyer.   HUD provides the AS-IS value from the most recent appraisal.   A property condition report is available for review, prior to bidding.  Buyers may  conduct a home inspection and any other tests, all at buyer's expense, before or after bidding.  Upon winning the bid, the beforementioned  appraisal will be provided to the buyer.  Buyers may also elect to purchase a home warranty for even further piece of mind.  Many vehicles exist to provide knowledge and awareness.
